Realtors continue to tell us that Winding Oaks holds an excellent position in the local marketplace. Our outstanding location, our strong financial position and insurance programs, and our continued commitment to maintaining our property to the highest standards make this an enviable place to be a property owner. 

Winding Oaks holds value. During the past year, we’ve seen units sold for the highest prices since the real estate correction of 2008. 

Winding Oaks continues to be fully funded against all statutory reserve requirements. Fewer than 50% of Longboat Key condominiums cross that threshold even though all Florida condominium associations are required to fund reserve accounts for deferred property maintenance and replacement projects. 

Full replacement insurance coverage. Winding Oaks continues to be one of only a handful of condominiums on the island with full replacement value coverage under our insurance program. Most Longboat Key condo owners are self-insured well into six figures, while Winding Oaks owners have only a few thousand dollars of deductible as their personal exposure.

Fiduciary responsibility. The five-person Winding Oaks Association board serves staggered two-year terms. Florida requires condo board directors to take a mandatory course on the responsibilities and requirements of the position. Two things are strongly emphasized in the program: 1. The fiduciary responsibility is considered second only to the guardianship responsibility under the law and 2. The responsibility to maintain the value of the property must be paramount in all of our decision-making. The record shows that we’ve been able to continue to meet these responsibilities. This couldn’t have been done without the strong support of our owners and the continued involvement of so many of our neighbors volunteering their help.
